A quiet, tree-lined street of established homes in Tualatin on a soft October afternoon, with amber leaves along the pavement
Neighborhood Guide / October 14, 2026

Tualatin Village, an established neighborhood in the heart of town.

Tualatin Village is one of the city's quietly beloved pockets: mature trees, established homes, long-term neighbors, and quick access to the Nyberg corridor that ties the whole south metro together. Here is what it is like to live there, near 22379 SW 107th Ave.

Buyers exploring Tualatin often hear two names first: Ibach Park to the southwest and the Commons downtown. Tualatin Village sits a little outside that spotlight, in the center of town west of the retail strip that lines the I-5 and Nyberg corridors. It is the kind of neighborhood where the street trees have grown tall, the same families have spent decades on the block, and almost everything you need, from groceries to a hospital, is a few minutes away.

The name is used two ways locally. It describes this established residential area near Legacy Meridian Park Medical Center, and it also names the community of condominiums at 8330 SW Mohawk St that anchors the southwest corner of the neighborhood. Both share the same location, the same schools, and the same easy commute.

Character & Homes

Mature trees and settled streets.

Tualatin's older core, including Tualatin Village, was built out mostly in the 1970s and 1980s, which is why the neighborhood wears its age so well: split-levels and ranches sit on wide, generous lots under a canopy of mature maples and firs. Homes here tend to change hands less often than in newer subdivisions, and a good share of the buyers who do move to Tualatin Village are looking for exactly that settled, low-key feel.

Single-family homes in the neighborhood have typically traded in the roughly $550,000 to $650,000 range in recent years, with value concentrated in the lot size, the location, and the tree cover rather than in brand-new finishes. In addition to the houses, the Tualatin Village condos at 8330 SW Mohawk St offer a 1980-built, 242-unit community with a pool, playground, and basketball court, a different way into the same address for first-time buyers or those trading down.

Location

Everything a commute wants nearby.

Tualatin Village sits in the center of Tualatin, just off the Nyberg corridor that feeds I-5 in both directions. Legacy Meridian Park Medical Center at 19300 SW 65th Ave, one of the south metro's major employers, is immediately adjacent, and the Legacy Medical Group primary care clinic at 19875 SW 65th Ave is close as well. That hospital-adjacent location means a steady mix of families, medical staff, and longtime residents, and it gives the area one of Tualatin's most convenient addresses for anyone who wants quick freeway access without living on top of it.

The neighborhood is also walkably close to the Tualatin Commons, the 19-acre lakefront town center where the Friday farmers market, community events, and a ring of restaurants and shops gather around Lake of the Commons. The Tualatin public library on SW Martinazzi Ave and the Nyberg Street shopping centers, with groceries, quick lunch spots, and services, are all a few minutes away.

Schools & Parks

Families are well served.

Tigard-Tualatin Schools

Tualatin Village sits in the Tigard-Tualatin School District, with Edward Byrom Elementary, Hazelbrook Middle, and Tualatin High among the schools serving the area, and Tualatin Elementary and Durham Elementary close by. Assignments are set by street address, so confirm the exact feeder pattern for any home you consider. See the family guide to Tualatin schools for the fuller picture.

Parks on Every Side

Tualatin's park system reaches the neighborhood from several directions: Jurgens Park with its playgrounds, water-play features, courts, and community garden; Tualatin Community Park along the river with fields, a skate park, and a boat ramp; and Ibach Park to the southwest with its nationally recognized playground. All are a short drive, and the parks and greenways guide maps them out.

Your Tualatin Shortlist

Where it fits in Tualatin's lineup.

Tualatin Village is a different animal from the newer communities on the list. Basalt Creek to the south is brand-new housing taking shape; Hedges Creek and Fox Hill to the southwest are the park-adjacent, family favorites; and the Victoria Woods and Ibach Park area surrounds 22379 SW 107th Ave. Tualatin Village earns its place with convenience: hospital across the street, freeway on your schedule, and a walkable Commons for the weekend.

From 22379 SW 107th Ave, Tualatin Village is a short drive north through town, which makes it easy to compare neighborhoods in a single afternoon. If settled streets, mature trees, and a central location sound right, it deserves a spot on the list.
