Martinazzi Woods, central Tualatin's tree-lined pocket.
Martinazzi Woods is one of Tualatin's six official neighborhoods: a settled, family-friendly pocket near the SW Sagert and Boones Ferry corridor, with quick access to the Commons, Bridgeport Village, and I-5. Here is what it is like to live there, near 22379 SW 107th Ave.
Tualatin organizes much of its community life around six recognized neighborhoods, and Martinazzi Woods sits right in the center of the map. It runs roughly between the Ibach area to the southwest and Tualatin's east side, centered on the SW Sagert Street and SW Boones Ferry Road corridor. The streets are lined with mature trees, the homes are mostly well-kept single-family houses with a handful of apartment communities mixed in, and almost everything the city is known for, from the lake at the Commons to the shops along Nyberg, is just minutes away.
It is also one of the most organized corners of town: Martinazzi Woods has an active neighborhood association with its own emergency supply hub, and residents gather regularly at the Community at Marquis on Boones Ferry. For buyers, that translates into a neighborhood with a real sense of civic identity, not just a collection of streets.
Character & Homes
Settled streets with a canopy overhead.
Much of Martinazzi Woods was built during Tualatin's growth in the 1970s and 1980s, which gives the neighborhood its distinctive look: ranches and split-levels on calm, tree-shaded blocks, with sidewalks that make evening walks and morning dog routes feel natural. The canopy is the character, tall maples and firs that turn the streets golden in October and keep them cool in summer.
The housing mix includes single-family homes across a range of sizes plus apartment communities along the corridor, such as The Alden at 7800 SW Sagert St, which gives the neighborhood a few different ways in for renters and buyers alike. The Saum Creek Greenway and Atfalati Park are close enough to feel like backyards, and the city's flashing-crosswalk improvements along Boones Ferry have made the school-and-commute routes easier to cross on foot.
Location
Right in the middle of everything.
Location is Martinazzi Woods' strongest card. The neighborhood is roughly a mile and a half from the Tualatin Commons, the lakefront gathering place on SW Nyberg where the Friday farmers market, festivals, and a ring of restaurants and shops come together. Bridgeport Village, across I-5 in Tigard but just minutes away, brings upscale shopping, dining, and the newly reopened Sur La Table cooking school into easy reach.
Commuters get a genuine advantage: SW Nyberg feeds I-5 in both directions, and the neighborhood is also close to Legacy Meridian Park Medical Center, the south metro's major hospital and a large employer. For errands, the Nyberg and Boones Ferry corridors hold groceries, quick-service restaurants, and services of every kind. From 22379 SW 107th Ave, Martinazzi Woods is just a short drive north through town, which makes comparing them in a single afternoon easy.
Schools & Parks
Families are well served.
Tigard-Tualatin Schools
Martinazzi Woods sits in the Tigard-Tualatin School District, with Tualatin Elementary, Hazelbrook Middle School, and Tualatin High School among the schools serving the area, depending on the exact address. Attendance is set by the district's address-based boundary maps, so confirm the feeder pattern for any home you consider. See the family guide to Tualatin schools for the full picture.
Parks in Every Direction
Tualatin's parks wrap around the neighborhood: Ibach Park with its nationally recognized playground is about a mile away, Atfalati Park anchors the Sagert corridor, and Tualatin Community Park, Jurgens Park, and Brown's Ferry Park are all a short drive. The parks and greenways guide maps them all, and the Saum Creek Greenway walk is a great spot to start.
Your Tualatin Shortlist
Where it fits in Tualatin's lineup.
Every Tualatin neighborhood has a different personality. Hedges Creek and Fox Hill to the southwest are newer and park-adjacent, Basalt Creek is where Tualatin's newest construction is taking shape, and the Victoria Woods and Ibach Park area around 22379 SW 107th Ave pairs mature trees with the city's best playground. Martinazzi Woods, by contrast, is the central convenience play: settled homes, organized neighbors, and the shortest drive to the widest range of amenities.
If a tree-lined, walkable, keep-up-with-neighbors kind of community sounds right, Martinazzi Woods belongs on the touring list alongside the rest of Tualatin.
